Living in Washington Park West provides homeowners with a mix of options on quiet, tree-lined streets near its namesake park.
Washington Park, which is considered one of Denver’s finest parks, is 155 acres of green space that’s often referred to as a miniature of New York’s Central Park.
The park features two lakes, two flower gardens (one is a replica of Martha Washington’s garden at Mount Vernon), a recreation center with a gym and indoor pool, playgrounds, and winding trails popular for cycling, jogging, and dog-walking. It’s also a popular spot for volleyball and tennis games, as well as fishing and kayaking.
An established neighborhood
While there’s little new construction in the Washington Park area, the neighborhood’s older homes on larger lots appeal to a mix of buyers.
Wash Park West draws young professionals, young families, and people who want to live in a walkable neighborhood, says Lauren Gates, realtor and managing broker of 8z Real Estate’s Denver Central Team.
The quiet, tree-lined streets create a suburban feel, although it’s easy to travel from the neighborhood to downtown Denver.
With prices on the west side ranging from $272,000 to $2.5 million with an average price of $805,000, the area draws first-time buyers, move-up buyers, and established buyers, Gates says. The average price on the east side of the park is $1.5 million.
“West Wash Park appeals to a lot of people and, of course, the biggest and best amenity is Washington Park itself,” she says.
An architectural mix
John Skrabec, Live Urban Real Estate president, calls Wash Park one of Denver’s favorite neighborhoods. It offers various architectural styles, including Denver bungalows, Tudors, Denver squares, and modern architecture.
The Denver Square, known as a foursquare home in other parts of the United States, was popular from the mid-1890s to the late 1930s.
The homes typically are two-story, brick houses that still stand on almost every block within a five-mile radius of downtown Denver. The simple houses remain popular because they are easy to update and remodel.
The neighborhood is located near Interstate 25 and offers easy access to downtown Denver via light rail or bus. The area provides on-street parking, which often is at a premium during weekends and summer evenings.
In addition to the park’s appeal, the neighborhood is also convenient to popular restaurants along Alameda Avenue, Broadway, and South Peal Street, including Bittersweet, Vert, and Fontana Sushi.
South Pearl Street, once Denver’s first trolley car route, now boasts it’s the “antidote to the modern mega-mall” and offers an assortment of small shops, galleries, farmers markets, and summer festivals.
Wash Park residents can walk to shops, including grocery stores.
“It’s a popular, well-known neighborhood that offers a little bit of everything for everybody,” Gates says. “Wash Park West is always going to be one of Denver’s most popular areas.”
